As expected, leasing activity was rather mild during the first quarter without the plethora of government deals or the pent-up activity stimulating the market as it did in 2010. The Class A market experienced the highest level of activity and net absorption remained positive, while the Class B market continued its trend of negative net absorption.

Rental rates remained stable and are expected to remain relatively the same throughout the year. As 2011 comes to an end, we will likely see a slight uptick in rental rates, however the bigger change will be with effective rates as landlords will begin to lower tenant improvement packages and offer less free rent.
