Summary

The impact of the federal government’s unprecedented expansion continued to drive activity in the Washington, DC office market during the first quarter of 2011, but looming budget deficits and political gridlock suggested the speed of Washington’s recovery was slowing.

New leasing volume was relatively modest among private sector tenants, and only a few transactions resulted in net new growth. Sales activity experienced another strong quarter, as investors continued to target the DC market. Ten buildings traded in the first quarter and another historic high in pricing was reached.
