​Absorption should continue to grow throughout the Chicago CBD as already committed tenants occupy their new buildings over the rest of 2017. But vacancy is also set to rise as not all of that space is pre-leased.

And despite a modest rise in CBD rental rates, highly favorable tenant concession packerages remain—some beyond $100 per square foot.
