Supply is far outpacing demand as four times more product has delivered YTD than has been absorbed in the Washington DC area. Trophy and Class A space will continue to face issues as vacancy rises and leverage shifts further in tenants' favor.

However, the Class B and C market in the core should remain tight. That will drive activity and push rents higher in emerging markets like Ballpark, NoMa, Union Market and Southwest.
