​Suburban submarkets Coral Gabels and Miami Beach led market activity in Q2, as office leasing across Miami-Dade maintained its healthy pace to start to the year.

Given a lack of large deals, the quarter served as an example of how bread-and-butter (2,000-6,000 s.f.) demand can drive market growth. Roughly 220 transactions of a median 1,700 square feet were signed in Q2, as total vacancy fell to 12.8%.
