​Rental rates are now at historic highs across all Dallas submarkets, with more than half of the office space currently under construction pre-leased. This appetite for new office product is resulting in major renovations or large concessions for older buildings that hope to remain competitive with tenants. 

2017 looks like it will be the breakout year for the Dallas office market. Expect the year's remaining months to drive average rental rates to new heights, even though the market will remain relatively affordable compared to the competition.
