Summary

As lease rates continue to climb for urban Class A space, cost conscious tenants may begin to look towards more affordable suburban submarket options. As of Q4 2016, Urban Class A asking rents are outpacing suburban Class A by 9.4 percent. That's a spread of $3.72 per square foot.

While 2016 sales totals didn't quite reach 2015's record setting levels, they still topped 2014. Over the past three years, we've seen more than 50 percent of the market's Class A inventory change hands. But that pace is likely to slow in 2017 with signs pointing to investors holding onto properties for multiple years.
