Office sales stabilize while retail drives the overall net lease sales volumes to drop 20.5 percent year-over-year, totaling $31.3 billion year-to-date. Single asset sales volumes, however, are up 3.5 percent year-over-year for the net lease sector. After softening in the second quarter, office and industrial cap rates have regained momentum for compression in the third quarter, while private buyers continue to drive retail cap rates down further.
