Report | Fort Lauderdale Law Firm Perspective - 2016

Summary

Rents in downtown Fort Lauderdale continue to grow and law firms currently negotiating leases must pay a premium especially as space, particularly among Trophy assets, becomes increasingly limited. These tightening market fundamentals are leading landlords to increasingly pull back on concession packages being offered to tenants. Built-to-suits are another opportunity for law firms looking downtown; Kopelowitz Ostrowbuilt a 32,000-square-foot building along the Las Olascorridor relocating their office from the AutoNation building. We see leverage shifting to neutral status in 2017 before turning towards tenants in 2018.
