​Large block availabilities are now at historic lows across Atlanta as new supply has been nonexistent or slow to emerge this cycle. We're seeing only six blocks over 50,000 sf in Midtown and just eight over 50,000 sf in Buckhead. For tenants looking to secure new space, Downtown offers very competitive Class A rates relative to Midtown and Buckhead. A slowdown in lease expiration volume is expected over the next 12 to 24 months which poses an opportunity for in-place renewal negotiations.
