Direct asking rents continue to rise within Atlanta's urban core, especially within Class A properties in Buckhead, Midtown and the Downtown submarkets. Without any recent new deliveries, direct vacancy's at a 14-year low, though some relief may be on the way in Q3 2017.

Equity fund investors looking to Atlanta for top value have started to increase their presence throughout the city. In the past two years, the share of trades from equity funds has jumped from 5 to 14 percent (as of Q3).
