Summary

The gap between Class A and B rents continues to tighten across Houston and we expect that to continue moving forward with leasing activity slow for Class A product. 

Adding to the challenge for Class A landlords is a more than 77 percent of the 12+ million square feet of sublease space available marketwide is Class A product. More and more commonly Class A landlords aren't competing against Class B landlords, they're competing against subleases.

Leasing activity in the CBD came back extremely strong in Q3 after a tough second quarter. Total CBD leasing activity was up more than 300 percent when compared to the previous quarter.
