Summary

Several new large blocks are set to deliver throughout 2017, but new construction supply will hinge on developers ability to prelease their buildings. Only 39.5 percent of the 1.9 million square feet of space set to deliver by the end of 2017 is currently preleased.

Sublease availabilities fell in Q3, despite a large addition from Twitter at two locations, but we expect the sublease market to see additional options come online as more tech firms feel pinched by increased competition and a tightening of VC funding.​
