Summary

Political uncertainty is hitting the Orlando office market, especially within the Research Park submarket south of the University of Central Florida, west of the city. Given the area is heavy with government and military-related tenants, the 2016 U.S. Presidential Election could impact strategy going forward. Already some tenants in the submarket are negotiating for shorter terms and early termination options to enhance flexibility.

A major new addition is coming next quarter (Q4 2016) to Lake Mary when the 135,000-square-foot 500 TownPark building delivers. It's already 79 percent pre-leased and is considered a sign of demand for Class A space in the area.​
