Demand for Class A product in Silicon Valley remains in place despite a slight pullback in leasing activity. Q3 saw several deals that removed 1.2 million square feet of available Class A product from the market. An additional 3 million square feet of large move-ins are also expected to take place within the next 12 months.
Plenty of opportunities remain in the Golden Triangle with several full buildings availabilities hitting the market following the significant release of large blocks of space. Another 425,000 square feet of office construction broke ground in Q3 in Santa Clara and more construction is expected to begin in the greater San Jose region.
