Vacancy rates are down across the St. Louis area compared to last year's third quarter as occupancy gains shift to Class B properties. Class B has absorbed three times more square footage in 2016 than Class A properties.
Q3 saw the strongest leasing activity of 2016 so far. Several big deals by the Hub Group, Siemens and Cigna led the way and that's pushing the probability of new development even higher. Clayton has several projects in the planning stages and other suburban submarkets are not far off from breaking ground on new product.
