Summary

New deliveries and law firm rightsizings are softening Washington DC's Class A segment of the core, but the Class B portion of the market continues to tighten as supply dwindles and strong demand remains. As a result, Class B vacancy now sits at 8.9 percent (as of Q3).

An additional 5.6 million square feet of space is currently under construction and should eventually hit the market, with 3.3 million of that remaining available for lease. In total, we've seen 10 office projects break ground in 2016.​
