Summary

The flight to quality across Long Island has left users looking for Class A, especially in Western and Central Nassau, in quite a bind. Vacancy rates in those two submarkets are holding firm in the low teens as demand heightens.

Despite a sluggish start to the quarter, vacancy rates declined marketwide to 14.3 percent during the third quarter. Companies continue to look east in search of larger blocks of space, especially within Suffolk County. It houses nearly 70 percent of available large blocks.​
