​Data center supply is now stable across New York, with retail colocation providers continuing to see strong absorption rates. 

While demand has been flat recently, a significant vacancy at Sabey's 375 Pearl is a noticeable outlier. It continues to push down starting rates for users. We still see providers maintaining leverage through at least Q2 2017.
