We now expect investment levels in San Francisco this year to surpass last year’s levels—with an estimated $2.2 billion worth of assets still on the market (as of Q2)—as Trophy assets continue to meet or surpass historic pricing marks at the year’s midpoint.

The majority of quarterly large-scale leasing activity in Q2 showed the market’s growing demand for sublease space. More than 60 percent of activity over 20,000 square feet came via sublease. 

Despite the continuously strong demand for this category of space, more than 2.3 million square feet of sublease availability remains on the market (as of Q2).
