Summary

Spurred by technology companies, Boston weathered the recession better than many cities.  The recovery in office market fundamentals continued to gain traction.  Leasing activity outpaced new space offerings for a fourth consecutive quarter of positive net absorption.

In general, Boston remains a tenant-favorable market.  The rent cycle has bottomed out in Cambridge, with Boston and the suburbs still trending downward.  Many large tenants are acting now, seven lease transactions combined for 1.2 million s.f.  Five of these tenants renewed in place.

Over the next two years the local economy should continue to outpace the nation, which should bode well for the Boston office market.
