Despite a slower than expected Q1, Jacksonville’s recent past leaves an optimistic outlook for the rest of 2016. We expect the next couple quarters to be more in line with annual averages as multiple tenants tour the market.
Overall Class A asking rents remain at all-time highs despite minimum growth over the last two years. Landlords will likely try to leverage a lack of large blocks in Butler Boulevard and the CBD to push rents ahead. Butler Boulevard remains the strongest submarket with vacancies fluctuating between 10-12 percent for Class A.
