Summary

​Charlotte’s vacancy rate reached a new historic low in Q1 2016. It now sits at 11.0 percent—the first time it’s been that low over the last decade.

Overall rental rates in the Queen City have followed vacancy trends and developers reacted accordingly with new properties—though many are already preleased.

We expect that preleasing trend to keep rental rates pushing upwards. Q4 2015 alone saw a 5.8 percent spike.
