Report | Industrial Investment Outlook - Q4 2015

Summary

​Industrial real estate investment volumes set quarterly and annual records. The fourth quarter closed with $20.5 billion of transactional activity, making it the largest single quarter in history and contributing to the record-breaking $64.4 billion for the full year. Capturing 36.1 percent of inbound capital, industrial surpassed office as the largest recipient for the first time ever. Q4 2015 represents the 23rd consecutive quarter of industrial demand outstripping supply, as leasing activity is expected to be steady in 2016, and more spec development will likely slow U.S. vacancy declines. 40.5 percent of U.S. industrial investors were offshore (compared to sub-6.0 percent both in 2014 and at the 2007 peak).
