New inventory took over San Antonio in 2015 to the tune of 1.1 million square feet in total. That number was paced by two large developments delivered in Q4 2015—WestRidge Two at La Cantera (129,000 square feet) and Heritage Oaks III (109,000 square feet).
Investors weren’t shy about making deals, either. San Antonio cleared $1.2 billion in annual sales volume easily, with 20 of those transactions larger than 50,000 square feet. As a result, citywide Class A average sales rates rose to an astonishing $197 p.s.f.
For more cost-conscious tenants, value can still be found in Class B properties downtown at just $19.02 p.s.f. (as of Q4 2015).
