New construction led the majority of positive net absorption gains in Q4 2015, with more than a million square feet of absorption being concentrated in just eight buildings. Overall, Q4 saw the largest single-quarter net absorption gain in nearly a decade.
The major challenge for developers going forward is adapting traditional office space in the CBD to suit tech companies who want a more modern atmosphere. Fortunately, areas like the Phoenix Warehouse District have taken on the challenge and are becoming new urban centers attractive to younger workers.
