Q4 was yet another strong quarter of net absorption in Silicon Valley, and we see that trend likely continuing at least into early 2016—with at least one million square feet of space of new space already preleased.
While vacancy rates haven’t yet hit single digits, large-block space here is becoming harder and harder to find as many large tech companies expand their operations and that’s pushed leasing activity even further north into areas like North San Jose. For those who can find space, many appear to be turning towards second-generation options that offer similar Class A amenities but at a cheaper rate.
