The Portland market will be a challenging one for law firms over the next couple years. Firms that last negotiated at the height of the recession are facing significantly higher base rents, as well as increased competition from tenants wtih strong credit and faster decision-making capabilities.
However, firms currently looking for space between 5,000 and 15,000 square feet still have a number of options to choose from, and leverage to negotiate with landlords over TI allowances and free rent.
New construction is coming soon, which will bring more options for firms to choose from, but at a rent premium.
