Denver law firms are competing with multiple industries for the continuously shrinking supply of Trophy quality space in the market. These firms also are held to strict credit requirements, which makes space more difficult to obtain.
Within the next 10 quarters, though, seven CBD projects will add nearly 1.9 million square feet of space. Rents are right now averaging $34.60 per square foot in the West CBD and $37.36 in the Midtown CBD for Class A full-service leases.
Overall, rents have risen in the law firm-concentrated markets in Denver by 14 percent over the last 12 months.
