Space for Dallas-area law firms continues to be limited by low vacancy rates, which is creating significant pressure on existing rent prices. As as firms update their offices to compete for talent, buildouts are getting more expensive as well. What was once $40 per square foot is now going for $75, and even upwards of $100 in some current construction projects.
These figures include some firms moving within their current buildings to acquire updated offices, although at a higher (but competitive) rate. The premium for Trophy space in Dallas is 20 percent this year.
