In the first quarter of 2015, leasing activity by 3PL and food and beverage users drove vacancy to a new low in the current market cycle. Rental rates now stand at $4.31 per square foot, a gain of 1.7 percent year over year. In the big box space, investors are pushing rents and it is not uncommon for multiple requirements to be competing for the same space.
