Report | International Capital Sources U.S. Inflows - Winter 2013

Summary

​Released during the Association of Foreign Investors in Real Estate’s (AFIRE) annual Winter Conference in New York, our report identifies the prominence of the U.S. as the greatest destination for direct cross-border commercial real investment over the past year, which we expect to be maintained in 2013 and beyond. Canadian pension funds had the most significant cross-border activity into the U.S. in 2012 and in the coming years, we expect additional foreign direct investment into the U.S. as other pension funds and sovereign wealth funds mobilize to place more capital in an effort to take advantage of opportunities for capital appreciation and income yield in both the traditional primary and new secondary markets with rising appeal.

Accordingly, we expect new foreign players coming into the U.S. real estate market to mainly target their preferred choice of top quality, well-leased office and also high-end retail properties that are expected to gain further ground in select markets. Although the supply is limited, these property types are more desirable to larger pension and sovereign wealth funds, as they are a closer match to their long-term liabilities.
