Retail Market Report

United States

Report | United States Retail Outlook - Q4 2011

Summary

Space: the next frontier? How retailers are adapting their footprint to address the changing retail landscape

While 2011 was the year for disposal of bookstore, apparel and footwear space, this coming year’s closures should come mainly from consumer electronics stores, small to mid-tier department stores and small
specialty retailers.

Markets that should start rising in the next few quarters, thanks to strong absorption, low or declining vacancies and a robust local economic outlook include Houston, Miami, Boston and New York.

Despite the fact that yields on centers in primary markets are approximately 100 basis points below those in secondary markets, yields on malls and other retail formats in secondary markets have dropped at a faster pace than in primary markets.
