The second quarter ended with positive absorption for the fifth time in a row, though the pace has been slow. If absorption continues at this pace, vacancy will return to 10.0 percent sometime in 2015. Right now the market is feeling the effects of consolidations and relocations in which firms are often reducing their total footprint.
Demand for warehouse space has held up relatively well in the Northeast compared to the metro-wide market as a whole. However, most of the big box deals Atlanta has seen in recent quarters have bypassed the Northeast in favor of submarkets like Airport/South I-85 and I-20 West.
Overall the market remains one of the healthiest in the metro area and with a solid base of demand and supply to handle a multitude of market needs.
