Summary

Driven by strong growth in exports, Savannah’s port facilities are moving record amounts of cargo each month. Import volume, however, remains below pre-recession highs.
Deepening of the Savannah River channel has passed the environmental impact study phase and has the recommendation of the Army Corps of Engineers. But while the plan has been approved, environmental concerns and uncertain funding make the timing of any dredging unclear.
With vacancy at an eye-popping level of 23.6 percent, Savannah is overbuilt. The good news is that momentum is carrying the market back to equilibrium.
The Savannah market will be tenant favorable for some time to come. Users will find a variety of spaces to choose from and landlords willing to negotiate for the foreseeable future.
