Summary

Midtown posted 47,000 square feet of occupancy losses during first quarter, and at 25.9 percent, vacancies are still the top of any submarket in Atlanta. Several Class A tenants expanded in the last three months just as more announcements were made by additional occupiers for future growth in the coming quarters. Landlord confidence is up in some of the first tier buildings as the direct average asking prices rose by over a dollar to end the quarter at $24.13 per square foot due to an increase in Class A rental rates. The legal sector has returned to hiring mode, which could help boost the law firm-heavy submarket in its recovery.
