Just as in 2010, demand is still concentrated in the Buckhead submarket, bur first quarter 2011 also saw positive space absorbed in the Northwest and North Fulton submarkets. Asking prices were relatively unchanged at $20.06 per square foot, although a near-dime increase represents the first appreciation to rental rates since early 2008. Reported tour velocity indicates that while the volume of tenants shopping for space has declined, those in the market now have larger real estate footprints. Current leasing activity indicates that demand will likely improve in the next 18 months as multiple expansions were announced during first quarter by tenants in both the urban and suburban submarkets.
