At 335,000 square feet, first quarter occupancy losses in Central Perimeter were considerable due to AutoTrader moving out of several Class B buildings as a result of its 2010 consolidation to 3003 Perimeter Summit. The first-tier sector’s vacancy rate held steady, but a Class B jump in empty space grew the overall rate by 6.9 percentage points over the last three months to 22.8 percent. Rental rates adjusted downward by $0.17 per square foot to end the quarter at $21.24 per square foot. The projected 2012 delivery of Cox Communication’s 600,000-square-foot build-to-suit project that is underway in the submarket could ultimately see Cox give back a significant portion of its Central Perimeter leased footprint.
