After seeing an uptick in demand in 2010, Buckhead started off theearly part of 2011 with solid gains, recording 200,000 square feet of netabsorption.Leasing activity in the professional services sectorhas been particularly strong with an increasing number of expansionsannounced as these businesses seem more willing to come off thehiring sidelines and commit to growth.Asking prices in the last three months wereon the rise, however incrementally, for the first time since the end of 2007; the direct average rental rate added a few pennies and was$23.87 per square foot at quarter’s end.Expected growth based on leasing announcements has the area likelyon pace for continued positive demand over the next 12 months. However, with vacancies still high in the submarket, empty space will be very gradual to fill.
