Summary

Leasing activity was strong in the first quarter, increasing 41.5 percent from the first quarter of 2010. The St. Louis suburbs had 108,106 square feet of positive absorption in the first quarter, half of which was due to Spectrum Brands’ move to Northwest County. The good news for that market is that vacancy appears to have peaked and rental rates up slightly from the previous 12 months. Job growth remains the key to decreasing the office vacancy rate.
