Current Responsibilities

Paul Berkman is an Executive Vice President for JLL Retail Brokerage Services in New York City. He represents owners, investors and tenants in developing and executing leasing strategies. Paul's expertise in marketing, development and management is key to helping his clients achieve their overall asset and corporate goals.  His experience in agency leasing and tenant representation has enabled him to develop and maintain strong retailer relationships at the national, regional and local levels.  Paul founded JLL Retail in 2012.


With more than 30 years of retail and real estate experience, Paul combines his intellectual capital, construction and architecture expertise, and deep market knowledge to add value to each of his client's projects.  His creative, highly innovative approach seeks to reposition underutilized spaces and transform them into viable retail, resulting in success for his clients and accolades from his peers.

Prior to joining JLL, Paul was a Senior Managing Director at Newmark Grubb Knight Frank.  Earlier, he was the owner and operator of a 20-location apparel chain.  He has decades of experience with retailers ranging from global fashion companies to quick-serve restaurants. 

Paul is an exclusive representative for Maison Kayser in the U.S.; to date, he has worked with the company to open 19 locations in Manhattan, with national rollout slated for 2019.  Paul also represents Shinola, Filson, Asics, Aqua Restaurant Group, Nobull and Modell's.

Education and Affiliations

Paul is a member of the Real Estate Board of New York (REBNY) and International Council of Shopping Centers (ICSC). He won REBNY's Retail "Most Creative Deal of the Year" award in 2003 for the opening of the Guitar Center on 14th Street in Union Square.  In recognition of his accomplishments, Paul in 2015, 2016 and 2017 was named a "JLL Top Gun" for outstanding performance and production.
