Current Responsibilities
Jay currently serves as the account executive leading all aspects of the UnitedHealth Group account team.  In this role, he leads a team of 251 professionals that support a broad spectrum of real estate services for this Fortune 21 company.  Account activities include:
• 170+ leasing transactions totaling for 3 million square feet and $250 million of lease commitments annually
• 260 capital construction projects totaling over $140 million annually
• Facility management services to include engineering and operations, energy and sustainability, portfolio operations command center and critical environment/data center operations for over 15 million square feet of properties with $117 million of annual spend
• Development management services to include ground up construction of $225 million in tier 3 data centers
• Capital markets activities including asset acquisitions and dispositions of over $90 million in 2011
• Lease administration and rent payment for 425 leases totally over $360 million annually
• Full scale clinical healthcare facility services for the client’s fast growing clinical services business

The UHG account has been recognized as one of the industries top performing, integrated corporate real estate teams.  Benefits to the client include:

• Portfolio optimization, vacancy reduction program that eliminated 1.4 million square feet of space generating over $52 million of run rate savings with no impairment charges.
• Total real estate portfolio costs that have been reduced three successive years while measurably increasing the quality of the workplace.
• Leading edge capital management disciplines that are recognized within the UHG enterprise as best in class.  Capital spending is prioritized by project and importance to the enterprise; annual capital spending routinely delivers within >2% of forecast. 
• A comprehensive, three year energy and sustainability program has driven down energy consumption by an astounding 21% ($6.6 million).
• Proactive portfolio planning has increased lease negotiation lead times.  Longer lead times provide increased market leverage which in 2010, allowed our client to realize over $31 million in gross rental saving.    At the same time, qualitative lease terms as measured by our Lease Quality Index measurably improved.
Innovations Delivered
• Pioneered our firms outsourcing development in Australia and New Zealand while serving as the CEO of our Australian operations in the late 1990’s.  He directed real estate services in Sydney, Melbourne, Brisbane, Singapore and Auckland for multiple clients including Lend Lease, FOX Studios, and Global Property Trust.
• Extensive experience in the corporate real estate services leading numerous multi-service accounts including Mellon Financial’s entire 10 million square foot real estate portfolio. Scope of services included lease administration, transaction management, and facilities management
• Lead the identification, publication and dissemination of best practices for the organization in establishing our corporate peer review program.  Conducted extensive interviews with over 100 individual client contacts discussing how and where they would like to see best practice solutions developed and implemented.   The program identified and published best practices across all service lines within including Account Management, Occupancy Planning, Corporate Capital Markets, Facilities Management, Project Management, Lease Administration, Transaction Management, Development Services, Energy Management, Operations & Engineering, Critical Environments, Financial Controls, and Risk Mitigation.
• Developed the value proposition and initial business plan that launched JLL’s Mobile Engineering Service.  This innovative won a da Vinci Award in 2006 and has since grown into a multi-million dollar service business for the firm
• Directed the da Vinci award winning Portfolio Operations (command) Center concept that converged security monitoring, access control and event management with work order routing and call center support.  This innovative 24/7 solution enhanced overall security and control for over 200 facilities while lowering security operating costs by 18%.
