Jones Lang LaSalle Completes 58,000 SF Lease in Lombard Office Building for Dental Network of America, LLC

Building is now 100% leased after one of the top office transactions in E-W Corridor in 2010


CHICAGO, Aug. 19, 2010 — Jones Lang LaSalle announced today that Dental Network of America, a wholly owned subsidiary of Health Care Service Corporation, a Mutual Legal Reserve Company (an independent licensee of the Blue Cross and Blue Shield Association), has leased 58,000 square feet of space in west-suburban Lombard in one of the largest office lease transactions in the East-West Corridor so far this year.

Eric Kunkel and Scott Ohlander of Jones Lang LaSalle represented Dental Network of America while Jeff Shay and Steve Flachbart, also of Jones Lang LaSalle, represented the building’s owner, Windsor Realty Fund - IV.

The four-story, 173,000-square-foot building is located at 701 E. 22nd St. and is now 100 percent leased. Dental Network of America will reoccupy the space previously leased by GE, which has been vacant since March. Dental Network of America is expanding and relocating from a 28,000-square-foot space at Two TransAm Plaza in nearby Oakbrook Terrace that it has occupied since 1990.

According to Jones Lang LaSalle research, the new lease is the second largest in the East-West submarket in 2010 and is among the top 10 lease transactions in the entire suburban office market so far this year.

Ohlander, a Jones Lang LaSalle Vice President, said that Dental Network of America was in need of expanded space due to extraordinary growth over the past several years. The company is a dental insurance third-party administrator and network lease administrator to more than 7 million members.

“Dental Network of America went through an extensive multi-market space search resulting in this headquarters relocation,” Ohlander said. “The aggressive lease terms offered at 701 E. 22nd Street, coupled with the ability to consolidate all operations onto one floor, were the drivers behind this favorable transaction.”

The company will take occupancy in February.
