Jones Lang LaSalle Secures Nine Tenants for 400 Madison Avenue

Nine tenants lease 22,679 SF at Class A office building

NEW YORK, September 8, 2010 — Jones Lang LaSalle has completed nine lease transactions totaling 22,679 square feet at 400 Madison Avenue in 2010. Jones Lang LaSalle serves as exclusive leasing agent for William Macklowe Company at the 200,000-square-foot, Class A office building.

The Jones Lang LaSalle team overseeing the leasing assignment is led by Cynthia Wasserberger, managing director, and includes Randy Abend, vice president, and Amanda Saltzman, leasing associate, all with the company’s New York office. The team worked closely with William Macklowe, CEO, and Ken Dillon, leasing director, both with William Macklowe Company.

“We have had great success with bringing a wide range of space users to 400 Madison Avenue in the past six months,” said Wasserberger. “All of the tenants were impressed with the building’s high-end, pre-built units that included full-height wood doors and full-width glass panels. Many building owners throughout Manhattan are luring smaller tenants to their properties by offering high-quality pre-built spaces at cost-effective prices. Another crucial element to our success was ownership’s proactive and full-service approach and on-site building management team.”

The Magazine Group Inc. leased 3,400 square feet for three years and will occupy a portion of the 10th floor.

Berkshire Property Advisors signed for 3,150 square feet for five years and will occupy a portion of the fifth floor.

Banque de France took 2,800 square feet for 10 years and will occupy a portion of the second floor.

LSV Advisors LLC leased 2,722 square feet for two years and will occupy a portion of the 15th floor.

Augeo Affinity Marketing Inc. leased 2,564 square feet for five years and will occupy a portion of the 15th floor.

Hawkshaw Capital Holdings extended its lease of 2,563 square feet for five years and will continue to occupy a portion of the 14th floor.

Phidias Capital Management extended its lease of 1,940 square feet at the building for one year and will continue to occupy a portion of the 16th floor.

MainFirst Securities US Inc. signed for 1,800 square feet for two years and will occupy a portion of the 11th floor.

Pacific Crest Securities LLC took 1,740 square feet for two years and will occupy a portion of the 12th floor.

The Class A, 400 Madison Avenue has units available that range from 2,164 square feet to 4,522 square feet.

Services at the building include two video tele-conferencing centers and a 24/7 attended lobby and building access. The property offers views of Madison Avenue from all office suites and is in close proximity to both Grand Central Terminal and Plaza District hotels, restaurants, shops and services.
