JLL Secures 7,586 SF Space in Golden Triangle for Denver Scholarship Foundation

New Headquarters Provides Increased Amenities and Allows for Greater Collaboration with the Denver Nonprofit community

DENVER (Feb. 2, 2017) – JLL recently secured a 7-year lease on a 7,586 square foot space for Denver Scholarship Foundation's new headquarters at 789 Sherman Street in the Golden Triangle neighborhood of Denver. The move will allow the organization to operate in a larger space with higher cost-savings compared to its current location near Downtown Denver.


"As a nonprofit committed to serving Denver Public Schools' students, we are constantly evaluating how to spend resources wisely so that we can continue our mission and expand our programming," said Nathaniel Easley, Ph.D, Executive Director at Denver Scholarship Foundation. "Moving into the Golden Triangle area will give us a neighborhood rich in amenities for our staff and help save on operating costs so we can focus on our programs—providing the tools, knowledge and financial resources to help students pursue postsecondary education."


The space is currently being built out to meet Denver Scholarship Foundation's organizational needs, shifting from isolated offices to a more open floorplan to foster collaboration across departments. Elsy Studios is the interior designer on the project, helping the organization realize its vision of creating a positive and productive work environment. WinterRidge Builders Corp. is the contractor overseeing the renovations.


The building also houses the Colorado Collaborative for Nonprofits which includes Colorado Nonprofit Association—committed to leading, serving and strengthening Colorado's nonprofit community—putting Denver Scholarship Foundation in a unique position for collaboration with other nonprofits. Denver Scholarship Foundation will also be able to use the Collaborative's first floor training center for various events.


"Denver Scholarship Foundation is a pillar in this community, and we wanted to find a place where it could continue growing its operations," said Andy Cullen, senior vice president at JLL. "By moving into this new space, Denver Scholarship Foundation will experience substantial savings to go back into its programs and help the students in our community. The organization was facing a $6 per square foot increase in rent in their current location, and we knew we could find a better solution for their budget while remaining in a central location."


The Golden Triangle area has seen tremendous growth over the past few years. Denver Scholarship Foundation will be able to enjoy amenities like free on-street parking around the building, as well as easy access to new restaurants, residential complexes and others businesses that have moved into the neighborhood, while still being in close proximity of many of the DPS schools served by the organization.


Denver Scholarship Foundation plans to move its 45 employees into the new space in February 2017.


JLL Senior Vice President Andy Cullen and Managing Director Barry Dorfman represented Denver Scholarship Foundation in the transaction. Alan Bruno from Centrepoint Properties represented the landlord.
