Pepper Hamilton Moves to K Street With New DC Office Lease

JLL helps law firm secure 35,000 square feet of trophy office space in central business district

WASHINGTON, DC April 18, 2018 – JLL announced today that national law firm Pepper Hamilton LLP has signed a lease for its new DC office. The firm plans to move in the second quarter of 2019 from its longtime home at 600 14th Street, east of the White House, to 2000 K Street, a Tishman Speyer-owned trophy redevelopment. The move places Pepper Hamilton in the heart of the central business district, providing exciting new opportunities for the firm's lawyers and clients.  

Pepper Hamilton LLP, which has more than 425 attorneys in 13 offices nationwide, will occupy approximately 35,000 square feet of space spread across two floors in the trophy class building situated on the corner of K and 20th Streets in downtown DC.

The recently completed redevelopment of 2000 K Street has restored the building to once again become one of Washington DC's premier office addresses. In addition to the building's strategic location, Pepper Hamilton's attorneys and staff will enjoy an abundance of natural light made possible by a new glass curtain wall with 10-foot-wide window panes, a fully renovated lobby and other updated common areas and systems, a new state-of-the-art two-story fitness center, a rooftop terrace with views of various DC landmarks, and a tenant-only lounge and conference room facility.      

 "This is a very tenant favorable market right now, and we were able to leverage the market conditions for Pepper Hamilton in this deal," said the firm's broker, Elizabeth Cooper, Vice Chairman and Co-Chair of JLL's Global Law Firm Group. "It is easier for tenants to consider a relocation when they are being offered appealing incentive packages that do not require a significant capital expenditure, if any, by the tenant."
