JLL represents American Petroleum Institute in deal to occupy 75,000 square feet at Capitol Crossing

The national trade association will move their headquarters in late 2018


WASHINGTON, DC October 3, 2017 – JLL announces today the American Petroleum Institute (API) will move their headquarters to 200 Massachusetts Avenue, part of Property Group Partners' Capitol Crossing, in late 2018. The national trade association representing the oil and gas industry and has more than 625 members will take 75,000 square feet in the Trophy class building.

"API was adamant about having a headquarters building that is at the peak of modern sustainability," states Gregory Lubar, International Director, JLL. "First and foremost in their decision-making process was finding a building that takes advantage of the latest technology and advancements in energy conservation, water consumption and air quality improvement. Capitol Crossing delivers on all of their desired green amenities."

API is the first office tenant to sign a lease at 200 Massachusetts Avenue and will occupy floors 11 and 12. One of five buildings in the Capitol Crossing development, 200 Massachusetts Avenue is slated to deliver in 2018 and expects to achieve beyond LEED Platinum certification. When completed, the entire development will span seven acres and three city blocks in downtown Washington, DC. In addition to the green amenities, some unique features that appealed to API include a bike-friendly atmosphere and features, charging stations for electric cars and a large outdoor space with a variety of dining options.

Capitol Crossing is restoring the original L'Enfant Plan by re-connecting Capitol Hill and East End, divided by the I-395 Center Leg Freeway.
