United States Citizenship & Immigration Services (USCIS) to consolidate five DC area offices to a new headquarters at One Town Center in Camp Springs, Maryland in 2020 and Transportation Security Administration to build new headquarters in Springfield, VA
WASHINGTON, DC, September 7, 2017 – JLL today announced the execution of a 15-year lease for the United States Citizenship & Immigration Services (USCIS) at One Capital Gateway Drive in Camp Springs, Maryland. The General Services Administration (GSA) will consolidate the agency's five lease locations into one 574,767 square foot headquarters campus, moving 3,700 employees in 2020.
"The USCIS transaction took longer than other federal deals," notes Brian Sullivan, Managing Director, JLL's Government Investor Services practice group. "Moving a widespread agency across locations centrally in downtown Washington and placing it under one roof in Prince George's County was not something that could happen overnight. Hats go off to developer Peter Schwartz, County Executive Rushern Baker, Council Chair Derrick Leon Davis and all other Prince George's County Council members, GSA Contracting Officer Santoni Graham and the rest of the Maryland Congressional members in their continued diligence to bring GSA to Prince George's County in a big way. USCIS's rent for a newly constructed building adjacent to Metro will be approximately 30 percent less than their current occupancy costs in downtown."
USCIS' new headquarters will be situated in close proximity to the Washington Metropolitan Area Transit Authority's Green line, just four stops to the Department of Homeland Security headquarters at St. Elizabeths.

The USCIS lease execution comes on the heels of the Transportation Security Administration's announcement that it would move from Pentagon City to its new 625,000 square foot headquarters in Springfield, Virginia, a deal represented by JLL's Jae Lee and William Ruppe, who also represented the GSA in the USCIS lease transaction.
