How to build a pop-up soccer stadium in 52 days

Arizona soccer fans enjoying JLL’s fast-track construction of new Phoenix Rising FC “pop up” complex


​PHOENIX, August 21, 2017 – When Phoenix Rising FC – Arizona's only professional soccer team – threw its hat into the ring in January to be considered for a Major Soccer League expansion franchise, it knew that having a stadium would be a key advantage. And so the team's ownership got to work. Their first job: assembling a group of construction experts and calling on JLL's Project Development Services team to coordinate the fast-track construction of a major new "pop up" stadium on McClintock Drive – at the borders of Tempe, Mesa and Scottsdale, and within eyeshot of as many as 150,000 drivers each day along the Loop 202 Freeway.

By March 25, these industry veterans had successfully transformed a 15.84-acre dirt lot into a full-service pop-up complex featuring a 6,200-seat soccer-specific stadium with three VIP suites, an owner's suite, locker rooms and an adjacent, soccer-specific training field that, like the main stadium, has natural grass.

Now half-way through their season, the team has enjoyed sold-out crowds and its ownership is already looking forward to the next, permanent phases of the site.  

"People typically relate JLL to brokerage, but we also have a large portfolio of award-winning tenant improvement and construction management projects," said David Rosato, Senior Vice President for JLL Project Development Services in Phoenix. "This work is always gratifying, but it becomes even more so when you're collaborating with this kind of high-caliber team, on a project that has such energy and vision. Phoenix Rising FC is doing great things for the Valley's only professional soccer experience, its fans and the entire Salt River Pima-Maricopa Indian Community."

The site that now houses the Phoenix Rising FC master planned complex is part of a total 48 acres that the club has secured within the Salt River Pima-Maricopa Indian Community (SRPMIC). The construction team that turned the first portion of this site from dirt to stadium includes: JLL as Project Development Services lead, Kitchell Contractors as general contractor, DLR Group as architect, Trademark as the stadium and complex signage vendor, and T&B Equipment, who supplied the stadium bleachers and the VIP suites located behind the north goal.

"From an owner's perspective, this was a gold star achievement," said Mark Detmer, Managing Director for JLL and founding co-owner of Phoenix Rising FC. "After years of knowing and working with these companies, we knew we could trust them to manage a schedule that truly had no margin for error. To say that there wasn't one rain delay allotted in our calendar is more than accurate."

Here's how the Phoenix Rising pop-up stadium became reality:

  • February 1, 2017: Site grading, including field, parking and access routes.
  • February 10, 2017: Begin underground prep work for all required plumbing, electrical and irrigation.
  • February 24, 2017: Begin installation of real grass turf.
  • March 1, 2017: Initiate installation of VIP suites, bleachers, press box, owner's suite, stairs and ADA ramps.
  • March 6, 2017: Install locker room, operation building and ticket office.
  • March 22, 2017: Complete field pole bases, poles and lights.
  • March 25, 2017: Hosts sold-out season opener game.

"The results speak for themselves," said Detmer. "This is a beautiful facility that is just the first step in our long-term goal of a permanent soccer-specific stadium. We've now retained Goldman Sachs as the structuring agent for the financing of a permanent stadium that will be built on this same site."

The goal of Phoenix Rising is to replace its pop-up facility with a permanent facility in the same location by 2020. This is expected to happen alongside other key development happening at this intersection, including a possible amusement park and a master plan that includes high-tech office and retail space.
