Oliver Tyrone Pulver Announces JLL as Leasing Agent for 1301 Market

JLL will market the first large block of trophy office space in Center City Philadelphia

PHILADELPHIA – May 25, 2017 – Oliver Tyrone Pulver Corporation (OTP) has announced that commercial real estate firm JLL will be the exclusive leasing agent for a new trophy office tower to be constructed at 1301 Market Street. The 840,000 square foot, 38-story office tower located at the region's transit and business center is slated for occupancy as early as mid-2020.

The new office tower will be located adjacent to Philadelphia City Hall, at the convergence of commuter rail, subway and bus lines, and underground concourses. It will connect the established Market West business district with the burgeoning Market East sector and Midtown Village amenities such as restaurants and residential communities.

Leading the leasing efforts for JLL will be Senior Vice President Todd Monahan and Executive Vice President Drew McGowan. "We are thrilled to be a part of Philadelphia's next great office development," said Monahan. "Our research indicates that there is strong demand in today's market for modern office product where the perceived rent premium for new construction is offset by productivity gains generated through an accessible, healthy, efficient and flexible office environment. 1301 Market's central location and proximity to Midtown Village and the reemergence of East Market will be magnets for talent and provide employers with a competitive advantage."

"We are pleased to have JLL as our partner in bringing this important new office tower to the Philadelphia market," said Donald Pulver, president of OTP. "The building uses the latest commercial design and technologies to create the most productive workspace available today, delivering huge, long-term value to employers. We know that large windows, views, fresh air, accessible and collaborative spaces, on-site public transit and healthy amenities all contribute to a significant increase in employee productivity and satisfaction. JLL will do a great job sharing this beautiful, ultra-productive office tower with business leaders."

Designed by Skidmore, Owings & Merrill, 1301 Market will offer sophisticated urban design, highly efficient building systems and state of the art office environments enabling employers to maximize productivity and attract and retain top talent from throughout the region. The building's floor to ceiling windows will maximize natural light and provide panoramic city views. Continuing the aesthetic at street level, a glass-enclosed podium will feature a double-height boutique lobby and fifth floor rooftop terrace.

Additionally, 1301 Market will feature:

  • Two roof top terraces
  • Ground floor retail
  • A ground-floor restaurant
  • A top-tier conference center
  • A state-of-the-art fitness area
